2020: A Year in Review

With 2020 safely in the rearview, we’re taking a moment to reflect. With all of last year’s uncertainty and unpredictability, we’re grateful for the support and success we shared across the Wood River Valley. And looking back on 2020, we wanted to highlight some of our biggest achievements. 


At A Glance

At a glance, we sold nearly 70 homes in total last year. But more importantly, this equates to nearly 70 happy customers. Combined, these home sales equated to approximately $64,150,000 in total. Our average listing pricing—which also happened to be our average sale price, thanks to sustained demand throughout the valley—was $1 million. The majority of our listings were sold at or above the listing price. 

Last but not least, each of our client reviews in 2020 was for 5 stars. At the end of the day, this is the metric that means the most to our team. 


2020 Performance Compared to 2019

If one thing is for certain, it’s that Sun Valley real estate broke nearly every existing record there was last year. While that holds true for the valley in general, it also holds true for the Stephanie Reed Real Estate team. 

Overall sold listings increased 37% compared to 2019, with sold volume nearly doubling (a 94% increase). Median sale price also rose 27% over the course of the last year.



Stephanie Reed Real Estate Property Highlights 

We were fortunate enough to work with a number of buyers and sellers last year, ranging from a variety of different properties in all shapes and sizes. Although we can’t pick our favorites, we do want to share some of our most notable.

101 Hardrock Lane

Located in one of the most sought-after locations in Sun Valley proper, 101 Hardrock Lane offered spectacular views of both Dollar and Bald Mountain, as well as spacious interiors and gorgeous outdoor patios. This property went under contract in 1 day after receiving an offer above the $5,900,000 listing price. Fun fact? The offer was made over FaceTime! 



3642 Upper Ranch Condo Drive

Located just off the main road in Elkhorn, this listing offered quick convenience with close proximity to town while also providing plenty of quiet privacy. The cozy interior featured beautiful farmhouse accents, including hardwood floors and rich navy cabinets. This 2 bedroom 2 bathroom condo sold earlier last fall, and we received five offers for the property (not that we were surprised!). 



160 Foxglove Lane and 106 Apache

These two listings together is what makes for a good story! We brought the seller for 160 Foxglove Lane a full price offer, which went under contract on the same day it was listed. We also helped the seller find a replacement property, 106 Apache. 

160 Foxglove became a 1031 Exchange property for our buyer. 



521 Deertrail Drive

Located on the Deerfield Bench in Hailey, 521 Deertrail Drive went on the market earlier this past summer. Our team successfully negotiated a multiple-offer situation, and went on to win the contract for our buyer by presenting a strong offer in both price and terms. 



2476 Indian Springs Condo

This property was unique in several ways, most notably that we were able to get early access to the property. By soliciting other agents who were likely to have listings coming on the market, we were able to bring a strong offer and successfully secure the deal in three days. 



405 N 6th Street

This 3 bedroom 2 bathroom single-story home in Bellevue sold in late-September of last year. We brought a full price offer on the same day it was listed, and helped secure a deal for our buyers. 




“In looking back at 2020,” says our own agent Kelly Malone, “I don’t think there is one deal we did that doesn’t have an amazing story to it.” And we couldn’t agree more. 


Indian Creek Highlights

Indian Creek was one subdivision in particular that experienced surging demand (and in some cases, supply!) during the course of 2020. Last year, Stephanie Reed Real Estate was responsible for selling 25% of all available inventory listed in Indian Creek. Nearly every property sold at or above list price, with the exception of only a few properties. 

Welcoming the Newest Member of Our Team 

Last year, we were also fortunate enough to welcome the newest member of our team, Aaron Hill. 
Aaron brings 17 years of experience in the San Diego real estate industry and is eager to continue his career in Idaho. Originally from the Wood River Valley, he has since returned to raise a family and continue his passion: helping people find their dream home. We’ve enjoyed getting to know him and welcoming him back into our community. Aaron continues to demonstrate his expertise and passion for the job, and we look forward to what he will continue to contribute in 2021!
